The acquisition and build facility would be structured through a JV, formed between Developer and Funder. This could comprise of:

​Funder purchases site in wholly owned SPV with no equity required from Developer
-
Joint Venture agreement signed between Developer and Funder that ensures if the scheme is built to cost, on time, and as expected, Developer receives true 50/50 profit share after interest

Funder charges interest on all funds drawn and this is redeemed at exit (sales are preferable)

Following redemption of GDC and interest, remaining profit share is split 50/50

No requirement for Personal Guarantees as security is land ownership

No valuations required as external QS appointed
